Ramdol was appointed to oversee Stages 1-3 of the recladding works at The Lighterman in accordance with the Building Safety Act, supporting the client through design coordination, programme management, and interface control. Our involvement focused on ensuring compliance with updated fire safety regulations while protecting the existing structure and maintaining resident access throughout the complex façade replacement works.
Description
The Lighterman is a landmark 24-storey tower forming part of the Lower Riverside cluster on Greenwich Peninsula. Originally completed in 2017 with a sophisticated façade featuring a tripartite composition defined by an elegant white textured frame, full-height windows, and metallic cladding, the building offers panoramic Thames views across 224-225 contemporary apartments. The development includes a distinctive 3-storey glazed cube atop the tower that glows at night, and 148 Cassette® balconies integrated with the façade system.
Following the UK-wide review of building safety standards post-Grenfell, The Lighterman was identified for recladding to remove and replace non-compliant materials. The recladding strategy involved complex façade removal and replacement, requiring careful coordination with the existing RC frame structure, the integrated balcony system, and MEP services connections.
The recladding works presented unique challenges due to the building's sophisticated original façade design, which incorporated thermal breaks, the lightweight Cassette® balcony system, and the distinctive glazed crown. The project required temporary works to safeguard the building envelope and installation of a fully compliant replacement system, all while keeping the building fully occupied by residential tenants.
