Ramdol Role
Ramdol acted as Construction Consultant on behalf of Knight Dragon for the Norton & Shipwright Buildings (Plot M0117), a fully occupied residential development completed in 2015, comprising two nine-storey blocks arranged around a landscaped podium. Following a review of the external wall systems, several façade components were identified as non-compliant with current Building Regulations. Ramdol oversaw the EWS1 remediation works, managing the removal and replacement of cladding and insulation with fully compliant, fire-rated materials.
We led the programme, budget, and delivery of the works, while coordinating contractors, residents, and key stakeholders to ensure effective execution. The scope included installation of mineral wool insulation, composite rainscreen panels, enhanced fire stopping, and improved detailing to flashings and parapets. All works were carried out during tenant occupation, with Ramdol ensuring minimal disruption and full compliance with environmental and health and safety standards throughout the project.
Description
The Norton & Shipwright Buildings, completed in 2015, comprise two nine-storey residential blocks surrounding a landscaped podium at Level 1, with ground-level parking and back-of-house amenities. Following a review of the external wall systems, several façade components were identified as non-compliant with current Building Regulations, prompting a comprehensive remediation programme.
The works involved the removal and replacement of existing brick slip cladding and insulation with fully compliant, fire-rated materials achieving a minimum Class A2, s1, d0. Key upgrades included mineral wool insulation with breather membranes across various façade zones, new composite rainscreen panels, enhanced fire stopping, and improved detailing to flashings and parapets. All construction was carried out while the buildings remained occupied, with strict adherence to environmental, health and safety, and waste management protocols. The contractor maintained a detailed programme of works to monitor progress and minimise disruption throughout delivery.
