Ramdol Role
Ramdol was appointed to oversee the fit-out and manage the integration of basebuild works on behalf of the Developer. Our role involved coordinating with the basebuild contractor, BAM, to ensure all outstanding works and defects were resolved without impacting Nike’s Fit-out. We worked closely with all parties to protect the Client’s asset, warranties, support a smooth fit-out process, and maintain progress across the project. We also supported the Client in fulfilling their obligations under the Lease and compiling the License to Alter.

4 Handyside Street is a striking 11-storey commercial development designed by Mossessian Architecture as part of the wider King’s Cross regeneration. Defined by its dark, Armenian lava stone façade and slender vertical emphasis, the building delivers 175,000 sq ft of premium office space and retail provision. Internally, large open floorplates and exposed soffits create a flexible workspace tailored to modern occupiers.
Developed by Argent, the building includes a landscaped rooftop terrace, extensive cycle storage, and was designed to meet BREEAM Outstanding and WiredScore Platinum standards. Nike UK’s headquarters occupy the entire building, designed with brand expression, collaboration, and wellness in mind. Feature staircases, social zones, and creative studios reflect the dynamic nature of the brand, while the ground-floor Nike store enhances the retail frontage of the King’s Cross Estate.
Located next to Coal Drops Yard and moments from King’s Cross and St Pancras stations, 4 Handyside Street is a key part of the area’s commercial and cultural landscape, supporting innovation, wellbeing, and connectivity.
