Ramdol was appointed to provide comprehensive fit-out monitoring and management of basebuild integration services, supporting Related Argent throughout the project. In this capacity, we curated a bespoke role tailored to the specific needs of this high-profile development. This included overseeing the rectification of defects in collaboration with the Basebuild Contractor, BAM, while reviewing and managing the fit-out process for Google (DeepMind).
Description
22 Handyside Street is a striking, architecturally unique commercial building in the heart of the King’s Cross Estate. Designed by Coffey Architects, the three-storey structure sits above Grade II-listed railway tunnels and features a lightweight frame, a distinctive skewed pitched roof, south-facing terraces, and a silver perforated aluminium façade. The building’s form was shifted diagonally to optimise weight distribution, solar gain, and views—delivering a thoughtful response to site constraints and orientation.
The 34,000 sq. ft. office space blends industrial heritage with modern, sustainable design and has achieved a BREEAM Outstanding rating. Its dynamic massing and façade treatment create an ever-changing interplay of light and shadow, enhancing both aesthetics and occupant well-being.
We supported the developer, Related Argent, by monitoring the fit-out and managing basebuild integration, with a strong focus on protecting basebuild warranties and overseeing defects. Our role ensured seamless coordination between the architectural vision and technical delivery, safeguarding the integrity and longevity of the building.
