Ramdol was appointed to oversee Meta’s fit out on behalf of the Developer, safeguard warranties, and ensure basebuild defects were addressed without impacting the programme. Our expertise in managing complex stakeholder environments enabled us to resolve issues quickly and efficiently. We coordinated multiple workstreams, including building management, basebuild contractors, and subcontractors, to maintain progress and meet the project’s demanding timeline. Our involvement ensured smooth collaboration across all parties and protected the integrity of the Developer’s asset. This proactive approach contributed to the successful delivery of the largest fit out in King’s Cross, completed to the highest standards.

11–21 Canal Reach is a landmark 425,000 sq. ft. commercial development in the heart of King’s Cross, designed by Bennetts Associates for King’s Cross Central Limited Partnership. Located in the Western Yards of the King’s Cross Estate, the two-building development provides Meta’s largest UK office space and is the most significant office scheme delivered to date within the masterplan. The contemporary buildings feature uninterrupted floorplates, full-height glazing, and two dramatic central atria. A 4,000m² biodiverse rooftop garden designed by LDA Design crowns the structure, offering panoramic views over Central London.
The buildings have achieved BREEAM Outstanding, with a strong emphasis on operational energy and embodied carbon performance. The basebuild was designed in close collaboration with Meta and features flexible configurations capable of accommodating a range of tenants. Interiors were concepted by Gehry Partners and developed by TP Bennett. With thoughtful architectural massing and a distinctive brise soleil façade, the buildings respond to both the curve of the adjacent rail line and the urban street front.
We were appointed to monitor the fit-out on behalf of the developer and manage basebuild integration.
