Ramdol Role
Ramdol was appointed to oversee the fit-out and manage the integration of basebuild works on behalf of the Developer. Our role involved coordinating with the basebuild contractor, Kier, to ensure all outstanding works and defects were resolved without impacting Meta’s programme or the launch of Lightroom. We worked closely with all parties to protect the Developer’s asset, support a smooth fit-out process, and maintain progress across the project.

10 Lewis Cubitt Square is a 196,000 sq. ft. commercial-led development in the heart of King’s Cross, delivered by King’s Cross Central Limited Partnership and designed by Allford Hall Monaghan Morris. The building provides nine floors of CAT A office space, now occupied by Meta, with ground-floor retail and a 600-seat immersive theatre, Lightroom, housed in a double-height basement.
Located adjacent to Coal Drops Yard and Lewis Cubitt Park, the building features a robust precast concrete façade, large open floorplates, and generous natural daylight through floor-to-ceiling glazing. Sustainable features include BREEAM Excellent certification, energy-efficient systems, and extensive cycle facilities.
A landscaped terrace on the fifth floor provides outdoor amenity for office tenants. Lightroom, an innovative cultural venue created in collaboration with 59 Productions and London Theatre Company, hosts large-scale projection-based exhibitions and forms a new cultural anchor within the King’s Cross estate. Our team ensured seamless coordination between fit-out activities and basebuild resolution to uphold the development’s design quality and operational performance.
